'Joe the Landscaper' Says Obama will Win & Now a Good Time to Buy

Hi,  Joe has become an overnight sensation.  I have had all sorts of phone calls and emails about Joe.  Because he made over $200,000 on Breckenridge real estate others want his advice.  I'll bet you 10 to 1 that other Joe (the plumber) has never made that kind of money on real estate.  John McCain should have taken my Joe, 'Joe the Landscaper' with him around the country.  As I said yesterday Joe is a real guy, a client and good friend (he is shy and this is NOT a photo if him).

Joe tells me that Obama will win.  And when he does long term capital gains tax will be increased and be much higher than it is now (only 15%).  Joe believes the increase will be voted in around the middle of 2009 and be back dated to January 1, 2009.  He says, "There will be Sellers in Breckenridge that will be extra motivated to sell starting tomorrow as long as you can close before Dec 31st."

Breckenridge Market is Very Consistent

My goal is to know the Breckenridge Colorado real estate market better than any other real estate broker.

As a result I track lots and lots of data.  Not all of it is a true representation of the market.  If the data doesn't agree with my gut feeling I will tell you loud and clear.  I owned a market research firm which I sold years ago.  I know the bs that goes on when it comes to the manipulation of numbers.

This illustration is how I feel sometimes.  I am the guy on the right when I am studying the market and  much more the one in the middle when out hiking Colorado's highest peaks. 

The newest data reinforces a point I made about a week ago.  Properties under $500,000 have made up about 35% of the market.  Have a look:

One of the most important observations is that what is selling as a percent of the overall market is consistent between last year and this year.

The weather is fantastic up hear in Breckenridge! How ever we did get our first snow for the season last Friday.

Contingent Sales = 1
Pending Sales = 2
Sold = 1

Based on this the market is even. The number of properties coming on the market in this section is equal to the number being sold.
