Breckenridge Update

Showings up 26%!

The number of showing of properties that our office, Resort Brokers Real Estate, set up this week is up 26% over last week.   Here is what I have observed:

1. The 'wave' of summer time real estate buyers are starting to arrive.
2. Each buyer is looking at about twice as many properties before making an offer than in the past few year.

3. The number of properties going under contract has increased but not at a corresponding rate to the increase in showings.

Mayor & Town Manager of Breckenridge Concerned...

You know I have breakfast each month with a handful of other concerned Breckenridge residents.  What a great way to stay connected with the leaders of our town.  I arrived early enough to be seated next to, John Warner, our Mayor.

The topics of conversation varied from recycling to the defensible space ordinance that is proposed to protect Breckenridge homes in the case of a wildfire.  Defensible space is a controversial issue.  I lived in Australia for near 15 years, a country we can learn lots from in regard to defense again wildfires.  Back in 1996 when we moved to Breckenridge I encouraged the planners to be thinking about "defensible space".  I am pleased to see that the town realizes the danger fire presents to the community.

Summit Association of Builders data below shows construction of new single family homes in Summit County have plummeted in 2009.

300 new homes in 2004

289 new homes in 2005

289 new homes in 2006

261 new homes in 2007

187 new homes in 2008

ONLY 8 to date in 2009

Pre-Foreclosure Help for Summit County Colorado

Hi,  One thing I love is helping people.  In 2009 I have had more really happy sellers than ever. 

They are 'over the moon' happy because they did not lose money or did not go into foreclosure.  Unfortunately that is not the case for everyone.  I just finished a phone call with a woman who's parent's home is in foreclosure in Silverthorne.  She asked me to help them.  I'll do my best to get the home sold very, very quickly which would save them a tremendous amount of heart ace.

Short Sales & Foreclosures Have Arrived in Summit County & Breckenridge Colorado

Most readers know about the breakfast club.  We meet once a month.  Each of the 6 members are the absolute top person in there segment of the real estate industry including appraisals, title work, Realtor, banking and development work.  This past Wednesday we focused on the subject of distressed properties in Summit County and why we are having a wave of these properties now.  And why this wave is lagging most other markets.

This photo shows two of the members, Chris Belby (Title Co of the Rockies) and Trip McLaughlin (Northline GIS).  Summary of our thoughts about distressed real estate in Summit County:

1. Sellers have held out too long trying to obtain higher prices than what market will bear.
2. Sellers have been able to take step one because they have more money than sellers in most markets.

3. The slow down of the economy has lasted much longer than the sellers expected. 

4. Sellers have waited too long.  It is spring which has brought the usual increase in inventory on the market causing it to be even more of a buyers' market.
