The Breckenridge CO Mayor & Town Manager Say...

... a lot every month when we have breakfast.  They answer all sorts of questions and ask us, the citizens of Breckenridge, our thoughts.  It is a superb forum for connecting.  That's John Warner, our Mayor on the right, then Nancy Morgan, a citizen in the middle and Alton Scales, the CEO Of CO Mtn College in Summit County.  Today's breakfast was very informative as usual.

Tim Gagen, our Town Manager is always ready with answers.  He knows each month I will ask about tax revenue as compare to the previous year.

• Sales tax was down 20% in December '08 as compared to '07 (a big 'hit' for the town's revenue)

• The transfer tax (which comes only from the sale of real estate) in the 1st 7 weeks of '09 was down 70% as compared to '08.

My statistics are different.  Here is what is happening with sales for Daniel Webster Johnson: 1) 2008 was my best year ever.  2) 2009 is ahead of 2008.  One of my 'secrets' - I am working 3 times hard than in the past.  And that is just fine with me.

The Price Range that is Selling in the Breckenridge Area this Month

I am often asked, "What is the most popular price range?"  I am so pleased to be at Resort Brokers Real Estate because our Owner, Chuck Daily, takes the time to review every contract then he discusses his view of the market with me. He and I agree:

The 'sweet spot' is $500,000 to $1,100,000

See 'The Future' of The Village here

 On this blog you hear about the Village at Breckenridge HOA massive renovation immediately after it was voted in at the Annual General Meeting.  This is extremely important for Breckenridge real Estate because:

1. The Village at Breckenridge is prime real estate which has a huge influences on prices of other properties.
2. The special assessment is projected to cost $76.84 per sq. ft. ($80,000 for an average unit)
3. The Town of Breckenridge has approved the plans and issued a planning permit.
4. Construction is scheduled for April to Nov 2010 (between peak rental seasons).

Buyers Are Here - 2 More Sales!

Yes the news is negative about the econmoy however that is NOT stopping people I am working with to buy and sell Breckenridge real estate. 

1. Yesterday I prepared a contract for an orthopedic surgeon who said, "I am doing my best to stimulate the economy buying this house near Alma."
2. On Saturday a very nice duplex went under contract in Warriors Mark West.  I am representing the Seller.

With both of these properties the buyers are obtaining loans.  Don't beleive everything you hear in the news.  Things are pretty darn good here.  At least they are for Your Mountain Broker!

Showings up 40%

The data is looking good and I have been thinking about it over a coffee.  At RE/MAX Breckenridge real estate I like the data I am provided.  The number of property showings in January 2009 were up 40% over December 2008.  If history repeats itself this will result in an increase in sales by a corresponding amount.

What are buyers looking at?  One Breckenridge Place Townhomes, The Village at Breckenridge condos, Gold Camp condos, duplexes in Timber Creek Estates, a single family home on Overlook Drive and houses in The Highlands at Breckenridge...

The Happy Face is Back AGAIN!

Hi, When I am in a good mood at work I think of this photo.  What a hoot that somebody photoshopped (a new verb) the grin on this animal.  It is almost 8pm and I have been working diligently in a nice quiet office negotiating two contacts both with Sellers.  I love to "market the pants" off of real estate and it works.  Business is good!

I'll keep you posted as these contracts progress.

Breckenridge Market is GREAT...

... as compared to the rest of the USA.  I just returned from 4 days in San Francisco at the Certified Residential Specialists (top 5% of Realtors) conference, know as Sell-a-Bration.  It was outstanding.  The 'take home' message for me was:

Count Your Lucky Stars 'cause Breckenridge real estate is doing well.
