Hi Everyone, The sort of real estate market I like the best is one that is reasonably well balanced between Buyers and Sellers. Right now we have more sellers than buyers. The Buyers are taking control. The email I received today (below) makes this very clear.
Two weeks ago I placed a 3 bedroom townhome w/ one car garage on the market in a prime, prime location (walk to the slopes and a block away from Main St, Breckenridge). Here is overview of the complex:
- Last sale $1,165,000in Jan 2008
- 4 on the market at list prices vary from $1,1,650,000 to $1,279,000
- We placed the townhome on the market for $1,069,000 (priced same as sales 18 months ago)
Here is the exact wording I received from a very astute and experienced Breckenridge broker & owner of a real estate office. He showed the condo yesterday:
"Thanks. Went OK. Buyer’s
thought it was pricey. Potential purchasers, as you know, we are looking and
searching for great value. Although comps may justify the price, they are
looking at several other properties with greater scrutiny and I believe
they will be making an offer on one of them. I will keep the property in mind."
