This is NOT a trend. It is
not based on data. What I am about to tell you is 110% my gut feeling, so
take it for whatever you believe my gut feel is worth*.
In the past 8 months it has been
as if the Buyers have been holding all the cards. Oops, I need to
clarify; the Buyers with the ability (cash or can prove they can get the loan)
and the desire to close have been holding the whole darn deck of cards.
The Sellers have had very little leverage. This is changing.
Sellers are starting to stand up for themselves in the past month or so. They are beginning to let the Buyers know that they have a few good cards in their hands and that Buyers are no longer in total control. If feels like the market is more balanced.
Hear me loud and clear: It is a Buyer's market right now - I am just getting a feeling that is changing.
Market update: January
2010 was my best January on record. Property is selling. In every
transaction in January both the Buyers and Sellers have been pleased with the
transaction (another reason I feel

*Do keep in mind I know the Summit County market well. At least 5 days a week I am meeting with, talking to, and reviewing propety with Buyers and Sellers all day long. These are the people who determine the market. These are the people from whom I derive my gut feelings.
